Residential Construction Workflow
Pre-Construction Phase
Understand client needs (budget, design style, rooms, facilities). Site visit and feasibility check
Legal verification of land documents. Check zonal regulations, FSI (Floor Space Index), setbacks, etc.
Concept design & space planning. 2D floor plans and 3D elevation. Structural, electrical, and plumbing designs.
BOQ (Bill of Quantities) and cost estimation. Finalize contract/agreement with timelines, cost, and deliverables.
Apply for building plan approval (CMDA, DTCP, or Panchayat as applicable). Obtain permits for construction, water, electricity, etc.
Construction Phase
Site clearance and marking. Soil testing and earthwork (excavation).
Apply anti-termite chemicals to the excavated foundation area before laying PCC. Ensure proper coverage of trenches, pits, and soil around the foundation. This preventive step helps protect the building from termite infestations in the long term.
Layout marking and trenching. Footing, column pedestal, and plinth beam casting
Column and beam work. Brickwork and wall partitions. Roof slab casting (for each floor).
Internal and external wall plastering. Curing of walls and slabs.
Bathrooms, terrace, and foundation waterproofing
Conduiting, pipe laying, drainage system. Wiring, switch box fittings, and waterline installations
Laying of floor tiles, skirting, and wall tiles (bathrooms/kitchen).
Fixing of main doors, windows, internal doors, and frames.
Finishing Phase
Wall putty, primer, and final coats. Textures or designer finishes as per plan
Commodes, taps, wash basins, geysers, etc. Switchboards, lights, fans, AC points
Kitchen cabinets, wardrobes, TV units (if turnkey).
Compound wall, gate, paving, landscaping.
Deep cleaning of the entire house. Final walkthrough with the client for snag corrections.
Post-Construction Phase
Final documentation. Handover of keys, warranty, and manuals
Commodes, taps, wash basins, geysers, etc. Switchboards, lights, fans, AC points
Site Management & Monitoring Procedures
Ensuring Quality. Accountability. Peace of Mind.
They oversee daily construction activities, ensure safety compliance, manage labor and coordinate with subcontractors. They act as the first point of contact between Mascons and the site team
They review work progress, resolve issues, coordinate with consultants, and ensure standards are met. A brief report is generated and shared with the client after each visit.
Deviations from drawings or quality standards are corrected immediately. Third-party audits can be arranged upon client request.
Updates are shared in a WhatsApp group with the client and project team for transparency
Clients can access live footage remotely, enhancing transparency and security
Clients receive expert guidance for choosing materials like tiles, sanitaryware, electrical fittings, and finishes.
Clients are invited for walkthroughs at critical stages like post-slab, pre-plaster, and pre-finishing
Mascons handles communication with architects, engineers, designers, and vendors
All site work is documented through progress photos, logs, checklists, and material records.
