Residential Construction Workflow

Pre-Construction Phase

STEP: 1
Client Consultation & Requirement Gathering

Understand client needs (budget, design style, rooms, facilities). Site visit and feasibility check

STEP: 2
Plot Verification & Approvals

Legal verification of land documents. Check zonal regulations, FSI (Floor Space Index), setbacks, etc.

STEP: 3
Architectural Planning

Concept design & space planning. 2D floor plans and 3D elevation. Structural, electrical, and plumbing designs.

STEP: 4
Estimation & Agreement

BOQ (Bill of Quantities) and cost estimation. Finalize contract/agreement with timelines, cost, and deliverables.

STEP: 5
Government Approvals

Apply for building plan approval (CMDA, DTCP, or Panchayat as applicable). Obtain permits for construction, water, electricity, etc.

Construction Phase

STEP: 1
Site Preparation

Site clearance and marking. Soil testing and earthwork (excavation).

STEP: 2
Termite Control Treatment

Apply anti-termite chemicals to the excavated foundation area before laying PCC. Ensure proper coverage of trenches, pits, and soil around the foundation. This preventive step helps protect the building from termite infestations in the long term.

Foundation Work

Layout marking and trenching. Footing, column pedestal, and plinth beam casting

STEP: 4
Superstructure Construction

Column and beam work. Brickwork and wall partitions. Roof slab casting (for each floor).

Masonry & Plastering

Internal and external wall plastering. Curing of walls and slabs.

STEP: 6
Waterproofing

Bathrooms, terrace, and foundation waterproofing

STEP: 7
Electrical & Plumbing (MEP) Works

Conduiting, pipe laying, drainage system. Wiring, switch box fittings, and waterline installations

Flooring & Tiling

Laying of floor tiles, skirting, and wall tiles (bathrooms/kitchen).

Door & Window Installation

Fixing of main doors, windows, internal doors, and frames.

Finishing Phase

STEP: 1
Painting & Interior Finish

Wall putty, primer, and final coats. Textures or designer finishes as per plan

Sanitary & Electrical Fittings

Commodes, taps, wash basins, geysers, etc. Switchboards, lights, fans, AC points

STEP: 3
Modular & Carpentry Work (Optional)

Kitchen cabinets, wardrobes, TV units (if turnkey).

External Development

Compound wall, gate, paving, landscaping.

STEP: 5
Final Cleaning & Snag Check

Deep cleaning of the entire house. Final walkthrough with the client for snag corrections.

Post-Construction Phase

Handover

Final documentation. Handover of keys, warranty, and manuals

Maintenance Support (Free maintenance on services for 6months from handing over)

Site Management & Monitoring Procedures

Appointment of Full-Time Site Supervisor
A qualified and experienced Site Supervisor is deployed at every project site.

They oversee daily construction activities, ensure safety compliance, manage labor and coordinate with subcontractors. They act as the first point of contact between Mascons and the site team

Weekly Project Manager Site Visits
A dedicated Project Manager visits the site once every week.

They review work progress, resolve issues, coordinate with consultants, and ensure standards are met. A brief report is generated and shared with the client after each visit.

Periodical Quality Checks
Scheduled quality inspections are done at key construction stages.

Deviations from drawings or quality standards are corrected immediately. Third-party audits can be arranged upon client request.

Daily Site Monitoring via WhatsApp Progress Reports
Daily updates include photos, videos, completed tasks, and next day’s plan.

Updates are shared in a WhatsApp group with the client and project team for transparency

CCTV Surveillance for Remote Monitoring
CCTV cameras are installed at the construction site.

Clients can access live footage remotely, enhancing transparency and security

Material Selection Support
We recommend quality brands suited to the client's budget and design vision.

Clients receive expert guidance for choosing materials like tiles, sanitaryware, electrical fittings, and finishes.

Periodical Joint Site Inspections with Clients
